We from AGENA property management leave a part of our service of the technical object management to our permanently employed caretakers. Our caretakers live close to the object they care for and are therefore on-site immediately if a repair is needed in or around the object. In case of an emergency you can reach the caretakers through an on-call service that will solve the problem immediately.
Our caretakers are representatives of our company and as an on-site contact person they take on a position of trust and handle most of the maintenance jobs. They not only hold social and communicative competences but also mechanical skills and basic technical knowledge. Maintenance and cleaning of the external grounds and green areas, cleanliness of the housing and industrial complexes including the rubbish tips, observation of tenant or external services such as cleaning of the staircases or snowploughing service, monitoring of the heating and lighting system, making and ensuring of the name and warning signs and implementation of the move-in and move-out checklists. These are typical examples from the widespread range of services of our caretakers.
Furthermore our caretakers perform repairs of small damages and maintenance work, as far as there is no special knowledge needed, as a special service for the renter if he/she wishes so. They also oversee and control the subcontracting of the recruited personnel and brief them on their duties. Another special service is the notification of defects in the tenant flats and the overseeing of the repair work in agreement with the client.
We care for the quality preservation in vacant apartments
Vacant apartments require a special care so the requested state of the apartment can be preserved and it is presentable for surveys and therefore ready for new tenants to move in.
Our employees monitor the vacant flats in the housing complexes of our clients regularly and check if everything is in order. Periodically they air the rooms, operate toilet flush and taps and all in all cater for an attractive appearance. Furthermore they use air fresheners and if necessary implement frost protection measures.
