We compile your annual billing with the incomes and expenses as an overall and individual billing for each individual property. The annual billing including all receipts is given to your auditors for scrutiny and attestation. Furthermore we compile an economic plan. This includes not only the calculation of the condo fee but also a detailed division of the different cost types in form of microeconomic plans for each individual property.
Reliably we control your bills and accomplish your payments
We take over the calculational and factual examination of all delivery, contractor and maintenance bills. Furthermore we observe the payment deadlines and arrange the punctual payment of all taxes, charges and encumbrances relating to the administration object. Owners and advisers are informed about current actions and are brought into agreement. Additionally we work together with the caretakers and cleaners on-site and therefore create a basis to recognize work needed quickly and handle it accurately.
We create cost minimizing potentials by controlling and reducing the costs
We always keep a close eye on the costs of the community association. Regularly we check the specifications of the service bureaus considering the services and prices. We analyse all cost items including energy costs and insurances as well as care caretaker costs and maintenance contracts. Possible saving potentials are coordinated with you and then implemented.
Our regular house inspections are recorded
Periodically we determine the state of your property and the work of the service bureaus for ourselves. Thereby we emphasize especially the neuralgic areas like cleanliness in the waste disposal area, stair case cleaning, the functionality of the lighting and the maintenance of the surroundings. Tasks in hand are immediately assigned to the appropriate service bureau. The result is recorded in a protocol.
